Restoration – Future Work & Funding

Pre-Design Survey Report

Estimated cost $35,000 - survey exterior building components and systems:

(Phase III - completed Nov. 2016)
  • CORE DRILLING – masonry samples & laboratory analysis
  • STEEP SLOPE slate roofs, flashing, and gutters
  • LOW SLOPE roofs
  • CAST STONE and lava rock wall cladding and ornamentation
  • WINDOW and door opening perimeters
  • LIMITED interior surfaces (walls) that correspond to exterior deficiencies and potential leakage

Field investigation and laboratory analysis is required to determine the cause or causes of deterioration and corrosion, and is essential for developing a preservation plan and determining the proper treatment for the cast stone to remain on the building.

The pre-design survey, by experts in historical masonry, slate roofs, and material engineering, will address the entire scope of repairs necessary to stabilize and restore the waterproofing and aesthetic functions of the building envelope, and determine the future durability of the cast stone.

Masonry

Preliminary estimate $750,000 to $1,250,000, depending on the condition of the historic cast stone substrate. This is an order-of-magnitude estimate which could change depending on actual conditions.

  • ALL CAST STONE COMPONENTS should be stripped of elastomeric coatings to expose the original surface to identify and assess areas requiring patching or more extensive intervention.
  • BASED UPON INITIAL REVIEW, it is anticipated that up to 50% of the cast stone units have been damaged beyond restoration, and should be replaced with new matching cast stone units.
  • GIVEN THE CURRENT CONDITION of failing masonry, significant replacement of original historic fabric will have to take place if the structure is to be stabilized and restored.

Stained Glass Windows
Estimates range from $75,000 to $250,000, depending on extent of restoration.

  • NEAR TERM: A limited number are in critical condition and in need of immediate repair or restoration ($75,000).
  • LONG TERM: Restoration and repair of remaining windows.
  • REPLACEMENT of existing etched protective shields.
  • FULL RESTORATION of stained glass windows involves removal and re-leading; whereas, in the short-term, some repairs can be accomplished in situ. This addresses current concerns and buys some time, but eventually all windows will require re-leading as the lead reaches the end of its useful life.

Full Scope Of Work
Complete restoration is likely in the range of $1,500,000 to $2,000,000 – including exterior masonry, stained glass windows, slate roof, and interior repairs. Future phases will include:

  • CONSTRUCTION DRAWINGS and specifications ($80,000 - $100,000).
  • REMOVAL of elastomeric coating from all cast stone components.
  • BLOCK-BY-BLOCK survey to identify specific areas for restoration or removal.
  • REMOVAL of all designated façade material; replacement & restoration of decorative masonry.
  • SLATE roof repair.
  • STAINED GLASS WINDOW repair and restoration.
  • INTERIOR plaster, paint, and restoration.

Funding
Grassroots involvement and broad community support is necessary to fund a project of this scope and stature.
Publicity through local, statewide, social media, and crowd funding venues will be explored.
